We have been operating the Kennedy Industrial Park, a large industrial park in the Buffalo, New York Metro area, since 1980. We serve the industrial and commerical communities which are located in or need a presence in Western New York or nearby Ontario. The customers of our business are lessees of indoor and outdoor rental space and users of warehousing services at the Kennedy Industrial Park. In Erie County, New York, just east of the City of Buffalo, N.Y., and just
minutes from Walden Avenue Exit No. 52 of the New York Thruway,
Buffalo International Airport, downtown Buffalo and the bridges to Canada. Located
very close to the Norfolk Southern Intermodal terminal (Bison Terminal) for Buffalo.

Main Industrial Building: Interior size: approx. 300,000 sq.ft. (30,000 sq.m.), all ground floor, heavy floor loads. Ceiling heights from 12'6" (3.75m.) min. to 25' (6.25m.) max. Interior is readily partitionable for custom user configurations. Vertical support columns are on 30'x30' (7.5mX7.5m) grids. Access Doors and Docks: All vehicle types, trailer and container sizes can be accommodated. More than 20 truck loading docks; more than 10 grade-level doors to 14' (4.2m.) height for drive-in access. Rail connection available. Utility Services: Heating and full, heavy service utilities of all types, including three-phase 480V AC, available throughout the complex. Material Handling Services: We operate a public industrial warehouse business at the site. Forklift and operator services also available to tenants. Finished Office Space: Approx. 25,000 sq.ft. (2,500 sq.m.) of finished office space in Main Industrial Building and in separate Office Building(s), some custom build-outs. Trailers also used indoors and outdoors for offices. Outdoor Storage and Parking Areas: Approx. 320,000 sq.ft. (32,000 sq.m.) of fenced industrial storage yard areas. Additional unfenced storage and parking areas, approx. 100,000 sq. ft. (10,000 sq.m.), are available.
